Our design work includes architectural, interior and landscape design services. We also prepare concept plans and look after every step of the building process from permitting and approvals, permitting demolition through construction, finishing and inspection to the hand over of the keys to your new custom-built home. Paramax then provides a 2/5/10 Year Home Quality Assurance to ensure your complete satisfaction.

Free Initial Consultation

Paramax Homes offer a free initial consultation to discuss your specific needs, ideas, project scope, budget and timeline. In addition, we explain our design process and answer any question and concerns you may have. We will organize designers and tradespeople to make your custom homebuilding process as smooth and stress-free as possible.

Prior to commencing design work, Paramax takes a deposit to ensure that the design costs are covered.

Architecture and Design

We coordinate our team of highly skilled designers – or you can bring your own – to create a custom home that is exactly what you envision and more. In your consultation with us, our team consider everything – your lifestyle requirements, you family’s wish list, your neighbourhood, and, of course, your budget. This is where our custom approach starts to come to life. We begin drafting designs, working closely with you to ensure that they fulfill all aspects of your creative ideas.

Estimate and Contract

When you are 100-per-cent happy with the look and design of your new custom home, we will provide a construction price, tailoring the specifications so that everything is precisely as you want it. We will then guide you through the contractual procedures in a timely manner. Our team will be you personal liaison throughout the build.

City Plan and Approval

With your design agreed upon, we take care of all the contract documents, secure all the required permits and submit your plans to your local authority for approval. This allows you to focus on family life rather than the paper work.

Now we turn our attention to the interior design of your home – this is where the fun really begins and your new custom home starts taking shape. Our design team works closely with you, taking time to explain all the elements you need to consider, from all the interior colour selections right down to the finishes.

Finishing and After Care

Construction is often the most exciting aspect of home building. You’ll have direct access to us throughout the process and we’ll keep you up to date on progress at each step of the way so there are no surprises. After you have taken possession, Paramax provides 2/5/10 Year Home Quality Assurance to ensure your complete satisfaction.

MAINTENANCE PACKAGE

Establishing and following a home maintenance checklist is the best way to manage your household maintenance budget, to protect your investment and to prevent problems.

Fall Interior Maintenance Checklist

  • Heating system inspection.
  • Check fireplace for damage or hazards.
  • Check alarm system.
  • Replace the batteries in smoke and carbon monoxide detectors.
  • Inspect door hardware, fix squeaky handles, touching doors, and loose locks.
  • Vacuum bathroom exhaust fan grill.
  • Furnace, HRV inspection and maintenance, including change filters, inspect valves and clean drip trays.

Fall Exterior Maintenance Checklist

  • Seal cracks and gaps in windows and doors, with caulking or weather stripping, replace if necessary.
  • Inspect roofing and decks for clean, and gutters and drains.
  • Inspect dryer vents are in good condition and are blocked with debris.
  • Remove leaves and debris from gutters and down spouts.
  • Power-wash windows, wall, and siding.
  • Inspect exterior wall, sidings, soffits.
  • If have large trees or shrubs to the home, make sure they are trimmed well back to avoid branches damaging the exterior of the house or interfering with vents.
  • Sump pumps inspection.
  • Sewer storm pumps(option) check price.
  • Sprinkler systems shut off.
  • Winterize hose bibs.

Spring Maintenance Checklist

  • Inspect roofing for loose, damaged shingles and leaks.
  • Clean window and door screens.
  • Make sure window weep holes are not blocked.
  • Power-wash pavers and driveways.
  • Power-wash windows, wall, and siding.
  • Inspect sink, shower and bath caulking for deterioration.
  • Turn on irrigation system.
  • Air-conditioning system inspection and maintenance.
  • Oil garage-door opener and chain, garage door, and all door hinges.
  • Test all GFCIs in bathrooms, kitchens, outside receptacles and on the electrical panel.
  • Remove lint from washer hoses and dryer vents.
  • Check around kitchen and bathroom cabinets and around toilets for leaks.
